Do I need an electrical report?
Unless you're a landlord renting a property or perhaps a potential property purchaser, you are not likely to need an electrical report. By electrical report we are referring to a PIR (Periodic Inspection Report) or a PAT test (Portable Appliance Test). In fact, technically, there is no legal requirement to have this report even as a landlord.

OK, so why would I get one then?
Well, you have a tenant and should any electrical fittings or appliances within your rental property cause actual harm to him or her - you might be held liable. Worst case scenario, your tenant could sue you for damages.
Most good estate agents require documentary evidence of electrical testing before they will market your property for rent.

A PIR or Periodic Inspection Report is an electrical inspection on the internal wiring of a property. For a landlord it provides evidence that you are providing a duty of care. For a house purchaser it will give an unprecedented insight into the current state of the electrical system. If you operate a business such a pub or restaurant, you'll need one to obtain insurance. |
Portable Appliance Testing - what is - why do I need it?
When people work with an electrical appliance it must be safe. Many types of electrical equipment require testing at regular intervals to ensure continual safety. If you're a landlord and you have electrical appliances such as kettles, microwave ovens and washing machines in the property, it's a good idea to make sure that they have been tested and passed as 'safe'.
