So what is an EPC?

An Energy Performance Certificate (EPC) is a record of the current and potential energy saving aspects of a property. It's performance is measured and then rated in terms of energy use per square metre of floor area. Energy efficiency is based on the cost of heating or cooling the property and the impact it has on the environment based on carbon dioxide (CO2) emissions.

What does the EPC say about the property?

An Energy Performance Certificate gives clear information about the energy performance of a property. An EPC will also make recommendations about how the property could improve it's energy performance.

How long does it take to perform an EPC assessment?

An assessment takes anywhere from 25 minutes to 1 hour for a domestic EPC and a couple of hours to a couple of days for a commercial EPC or an OC EPC. Factors such as the size of the property, it's age and general access to it, will have an influence on the time. Generally, an energy assessment won't cause much inconvenience. But, it's important that the energy assessor can get access to any loft space and heating appliances (e.g. a boiler). An internal and external inspection of the property is required for a certificate.

What is an energy assessor looking for?

  • Noting the construction of the walls and measuring the roof insulation
  • Confirming how many windows are double glazed
  • Counting the number of open fireplaces
  • Checking the make and model of the boiler under EU SEDBUK regulations
  • Looking for green energy devices such as solar panels
  • Counting the number of low energy lightbulbs
  • Confirming the type of heating system used e.g. gas, electric, underfloor etc.
  • Categorising the type of material used to insulate any hot water cylinders
  • Assessing the heat loss through roof
  • Checking for excessive window area in larger houses
  • Taking precise measurements of conservatories and extensions
  • Counting how many habitable rooms are heated

What is the procedure once the assessor has visited?

Once the assessor has made an assessment, the information is uploaded onto the database of the relevant governing body. A certificate is produced and sent back to us. Then upon payment, we will send this certificate to you on email. We can send a paper copy if you wish. An Energy Performance Certificate is valid for 10 years. We will store a copy in your EPC Team account. This account is automatically created the first time you purchase any of our services. You can then access the certificate at anytime.

Types of EPC Did you know?

We provide four different types of Energy Performance Certificate. A domestic EPC, a Landlord's EPC (which is the same as a domestic EPC), a commercial EPC and an On Construction EPC. Below is a little bit about each type of EPC.

Domestic EPCDomestic EPC

The HIP (Home Information Pack) has now been suspended. A small part of this pack remains, however and that is the section that relates to energy performance. If you are selling your property you are legally required to produce an Energy Performance Certificate and you'll need to provide this certificate to complete the exchange of contracts.

Landlord EPCLandlords EPC

If you're a landlord, you are now legally required to ensure that a valid energy performance certificate (EPC) is available to all new tenants. Once issued the certificate is valid for 10 years and doesn't require you to alter the property in any way to improve energy performance. Take note that an EPC is only required the next time a property is let to new tenants. If you have an existing tenant you won't need to supply an EPC.

Commercial EPCCommercial EPC

If you're going to market a commercial property, you're going to need a Commercial Energy Performance Certificate (EPC). You'll probably need to provide this certificate to your lettings agent before they will take the property onto the books. However, if you have a sitting tenant, you won't need one until they leave.

On Construction EPCOn Construction EPC

An On Construction Energy Performance Certificate sometimes known as an OC EPC or As Built EPC, demonstrates how energy efficient a property is going to be. The building is given a rating from A to G. On Construction EPCs are produced from the building plans themselves using Standard Assessment Procedure. This enables an OC EPC to be produced during construction, before the building has been built.

By the year 2020, the EU aims to reduce its CO2 emission by 20% compared to the 1990 level, and to increase energy efficiency by 20%.

Fitting energy saving light bulbs will save you £5 to £ 10 per year on your electricity bill. You will recover the cost in 6 months.

Insulating your hot water tanks could save £10 per year from your energy bill and you'll recover the outlay in 1 year.

Draught proofing your home will save you around £35 per year and you would recover the cost in around 3 years time.

Fitting modern heating controls will save you up to £50 per year. You can recover the cost in 2 to 5 years.

Double glazed windows will save you another £40 per year. Not only will you get some nice new windows, but you will recover the outlay cost in 5 years.

If you have a loft and you haven't insulated it - do it today! You'll save £80 to £100 per year and you could recover the cost in as little as 2 years.

Save around £130 per year insulating your cavity walls. You'll see a return on your investment in around 3 years.

Boiler replacement will save you anywhere from £120 to £200 per year. You can recover that cost in 4 to 5 years.

Turning your thermostat down by 1 degree celsius could cut your heating bills by around around £55 per year. In the winter wear more clothing around the house - simple!
